In the ward of Stone & Waddesdon, which encompasses the two villages on the western side of Aylesbury, homes cost £361,619, or 7.5 times earnings.
On the eastern side of the town, in the ward connecting the villages of Aston Clinton and Bierton, homes cost £453,395. Its location on the edge of the Chiltern Hills Area of Outstanding Natural Beauty is key. Homes cost £51,665 more than the county average, but the area is particularly well-heeled. Property values are 7.9 times the local average salary of £57,309. Across Buckinghamshire as a whole, by contrast, the ratio is 9.8.
Further north, towards the Bedfordshire town of Leighton Buzzard, homes in the village of Wing cost £361,288, or eight times local earnings.
Country property is particularly popular. Mr Wilkes noted a farm near Wendover that was valued at £2.25m. “I have offers at £2.75m and £2.8m,” he said.
But too much land can be a deterrent. “There’s another property that has 15 acres which has been on the market for two years. The guy can’t understand why it won’t sell. I said 15 acres scares people, the Londoners don’t know what to do with it,” said Mr Wilkes.
Buckingham West, which sits across the market town of Buckingham, has an average house price of £360,519, a saving of £41,211 on the county average and equivalent to eight times local earnings.
